Real Estate Agent Commission
A home seller pays the real estate agent commission in most cases, and if you choose to avoid that cost, you would then fall into the “for sale by owner” or the commonly used FSBO in the real estate industry.Usually the consumers attitude towards realtors and their real estate agent commission dictates their decision to use an agent or go FSBO. It also really depends on the seller and the success that he or she will probably have in the sale of real estate in a particular market. Commissions can be in the thousands or even tens of thousands of dollars, depending on the value of the property. The sale may occur very quickly with minimal effort from the agent. However, this is not always the case with real estate sales which usually take a much longer term process.FSBO home sellers will avoid the real estate agent commission but fsbo’s usually get mixed results because they either do not sell on time, lack social skills and marketing skills, as well as negotiating skills plus the desire to sell her own house. For others, the sale of their home presents an exciting challenge that they can not resist.Obviously the big advantage of selling your property yourself is to prevent paying the real estate agent commission. Let’s face it – if you make a larger down payment on your next home or want to retire, or you just want to have the equity they worked so hard while clinging on to their dream … then we could save thousands of dollars by avoiding paying Brokerage fees. Instead of trying to save the real estate agent commission, you may first want to consider the market. Market conditions change all the time and based on that you could be in for a long and hard run at selling your house on your own. Even in hot market where several Offers come in at the same time..do you think you are experience enough to handle that kind of pressure. But perhaps the biggest obstacle for any seller is, the “emotional connection” they have with their home. The time spent and invested in your home may blind you to the realities of selling your specific house to potential buyers. And therefore an agent will have a different opinion on what the house’s highest and best use may be.An experienced broker can provide a vendor with a Comparative Market Analysis (CMA), so the seller knows that the house is actually worth rather than what the seller believes is right. An Realtor can achieve more with an independent and objective view of what buyers are looking for.A real estate agent commission may be the best investment you ever made in your home. It does not always pay to save on something that is more valuable than the monetary savings. Consider that the majority of sellers prefer to use a Broker services. Also take note that most if not all commercial real estate is done with an agent and these agents get paid really well for their knowledge and service. In the long run you may save some money but in my books, history has shown that the services of a Realtor is valuable if you chose the right agent. Go ahead and pay the real estate agent commission, take the stress away from yourself and your family and enjoy the ride. After all, this may be your only chance to order someone around like a “Boss” so go ahead and get that house sold and have some fun while you are at it. “Hey Mr. Realtor, pick me up a coffee on your way over here will ya?”
